Placed within 30 minutes' car ride to Peebles. Free Wi Fi was working perfectly.

I had pre-booked dinner - but found out on arrival the dining room was being used for a function and out of use . The bar menu was fine but not what I was looking for .

Friendly staff. Quiet location but close to motorway and easy to find.
Very small room with a tiny TV. WiFi intermittent. The small desk which doubled as a dressing table was only just big enough for a laptop and nothing more. Although the room was generally very clean there were several hairs in the bed.
